Dear Personal Representative of the Estate,
First off, please allow me to offer my condolences on the loss of your loved one. There are many responsibilities that come with being appointed the Personal Representative of the Estate including the fiduciary duty to act in the best interest of the Estate. Because of my experience as an attorney in Estate Planning and Probate Administration, my brokerage is uniquely positioned to work with Personal Representatives.
We begin by performing a comparable market analysis of the property’s value “as is” and with improvements for your review. Whether your plan is to keep the property in the family, or rent it or sell it, my Probate Specialization team provides:
- Property Clean-Outs. After authorized family members and/or friends remove personal property, our Estate Sale Partners and/or cleaning crews will handle everything else, and the Estate receives the net proceeds. We can also make arrangements for other services such as specialized cleaning services, pest control, plumbing, lawn care, or property staging.
- Repairs/improvements. Our contractor contacts skills range from minor repairs to full renovations. Investing in the right repairs or improvements often facilitates a higher price in a shorter time frame. Depending on the financial status of the Estate, even minor repairs may reap the best financial result for the Estate.
- List and sell the property on the open market. Together with my excellent experienced team, we create a strategy to get the Estate property sold for the highest price using our proven system.
Our goal is to make this as easy as possible for you, to keep you informed of each step along the way and to help you to make the best decisions for the Estate.
I hope you take comfort in knowing that you do not have to do it all yourself, I am on your team. I can truly help with the entire process and guide you through all the decisions.
